Why it matters now
GRESB is shifting weight from policies to actual results. Performance made up about 12% of the score in 2025 and is expected to reach around 50% by 2034, with energy and GHG alone potentially a quarter of the total. The next major update lands in the 2028 assessment, which scores 2027 performance.
Data coverage is where most portfolios leave points on the table today. In 2026, energy, GHG, water and waste indicators carry 32 points combined.

FAQ
GRESB is the global ESG benchmark for real assets. Each year, participants complete the GRESB Real Estate Assessment, and investors use the results to compare performance, risk and management practices across portfolios.
Real estate funds, REITs, property companies and developers participate, often at the request of their investors. They report at the portfolio level, covering management practices and asset-level performance data such as energy, GHG emissions, water and waste.
A GRESB consultant manages the assessment with your team: analyzing gaps against GRESB benchmarks, collecting and validating performance data, answering the survey, submitting through the GRESB Portal and building a plan to raise next year’s score.
Preliminary results are released September 1 and full results with the public benchmark follow October 1. Results consultations run through January.
Yes. The preliminary results period is the time to evaluate GRESB’s feedback and make sure there are no errors or discrepancies in your submission. GRESB accepts correction requests during this window, and some carry a fee.
It depends on the portfolio. Common quick wins are improving data coverage and pursuing building certifications like BREEAM. Long-term, substantial gains come from real performance improvements, which will carry more weight in the score over time.
