Bradford H. Dockser is the Chief Executive Officer and
Co-Founder of GreenGen. Founded in 2011, GreenGen transforms and decarbonizes
the built environment through innovative solutions that integrate energy, real
estate, technology, and capital markets, empowering organizations to Operate in
the Green®. GreenGen helps clients including Blackstone, KKR, Allianz, DWS,
Starwood Capital, and AEW profitably transition to a zero-carbon world across
all asset types and verticals. GreenGen’s net zero carbon strategies are
developed and implemented by a global team that includes mechanical,
electrical, lighting, and environmental engineers, PhDs, tradesmen, as well as
real estate and capital markets experts.
Brad is a sought-after advisor and speaker on the role of
sustainability in driving the profitability of real assets and investment
firms. He is a Forbes contributor and has spoken at many ULI convenings around
the world, as well as for events hosted by AFIRE, MIPIM, and PERE.
Throughout two decades of real estate investing, Brad was a
Principal with CalPERS-backed MacFarlane Partners and the Founding Partner and
Managing Director of Starwood Capital Europe and Starwood Capital Asia,
overseeing operations in each region. Brad led Starwood’s strategic
partnerships, acquisitions, and overall strategy in APAC and Europe for over a
decade.
Brad began his career with JMB Realty, then the largest US real
estate firm, and later with CRI, then the largest owner of multifamily
residential properties, where he oversaw the creation of Capital Apartment
Properties REIT (CAPREIT).
Brad received
an A.B. cum laude in Economics and an MBA, both from Harvard University. Brad serves as a Global Governing Trustee of the Urban
Land Institute (ULI) and is a member of the Global
Advisory Board for ULI’s Randall Lewis Center for Sustainability in Real
Estate, which includes the ULI Greenpoint program, the Healthy Places
Initiative, and ULI’s Resiliency program. He is also on the ULI Global
Exchange Product Council. He previously served as the Chair of ULI’s
Redevelopment and Reuse Product Council and founded ULI Washington’s
Sustainability Initiative. He is a frequent speaker on issues pertaining to the
clean energy transition, including for organizations such as ULI, PERE,
CRETech, Harvard University, and Duke University. He is a member of The
Economic Club of Washington DC, the US Green Building Council, and the
International Society of Sustainability Professionals (ISSP). He previously
taught as Adjunct Faculty at Johns Hopkins University’s Carey School (MBA
Program). Brad is a mentor for MetaProp (NY), and a CREtech Leadership Board
member. He was also Founding Director of the Greater Washington Exploratory
Committee, DC’s bid committee for the 2012 Summer Olympic Games.
Debra Malkin Dockser is the President and Co-Founder of GreenGen, which optimizes client profitability by implementing customized, enterprise-wide energy solutions. GreenGen makes every energy decision a smarter financial decision for its clients throughout the United States. Debbie is a member of GreenGen’s Executive Committee.
Debbie began her professional career at JMB Realty, where she was instrumental in the marketing of their institutional real estate funds. She also helped to finance the acquisition of Arvida from the Walt Disney Company. In recent years, she has overseen the asset management of Brown’s Wharf, a historically designated mixed-use property in the Fells Point neighborhood of Baltimore, Maryland, which was designated the oldest ENERGY STAR certified property in Baltimore and among the oldest in the United States.
Debbie received an A.B. from the University of Michigan. She previously sat on the Board of Directors of the Discovery Creek Children’s Museum in Washington, DC (now part of Living Classrooms). She is a member of the International Society of Sustainability Professionals (ISSP), and ULI Washington.
Ric SanDoval is a Co-Founder, Executive Vice President, and Chief Operating Officer of Green Generation. He oversees all aspects of GreenGen’s global operations for its buildings and infrastructure businesses. Ric assesses and manages each client’s unique investment strategy and business plan to ensure that the proposed solutions maximize stakeholder value and are congruent with the client’s long-term corporate objectives. His responsibilities at GreenGen include program management, financial operations, and project development. Ric previously served as GreenGen’s Senior Vice President of Solutions and has been responsible for overseeing the design and implementation of GreenGen’s proposed solutions, as well as assessing and managing each client’s unique investment strategy and business plan. Ric is a member of GreenGen’s Executive Committee.
Prior to GreenGen, Ric was the Director of Finance and Operations for a national consulting firm that focused on the implementation of environmentally sustainable solutions designed to decrease an asset’s operating expenses and overall carbon footprint. His team collaborated with the solution engineers to develop the project financials necessary to delineate the capital investment required to fund proposed solutions. Additionally, Ric was responsible for the day-to-day management and financial operations of multiple strategic business units within the organization.
Ric began his career with Marcus and Millichap Real Estate Investment Services. As an Associate, he worked directly with high net worth individuals and private equity groups in the development, implementation and execution of their investment strategies. In his time with the firm he valued and analyzed over a half of a billion dollars in commercial assets in an effort to assess the clients’ current position in the market place. Responsibilities included; asset valuation, land development, acquisitions, dispositions, and debt structuring.
Ric is a LEED Accredited Professional and holds a Bachelor’s Degree in Science and Economics from the Wharton School of Business where he majored in Real Estate Finance, Legal Studies and Management.
Amir Mortazavi, PhD oversees the multi-disciplinary system simulation, design, and optimization and design of advanced machine learning systems for analyzing and controlling the buildings in GreenGen’s engineering group, which is responsible for assessments, solution design, engineering, and data analytics. He designs and optimizes HVAC systems, conventional and renewable power systems, food and chemical manufacturing processes along with their control systems to maximize system performance, as well as A.I. based control systems for the buildings. Amir is Chair of GreenGen’s Technology Review Committee.
Amir has a Bachelor of Science in Mechanical Engineering from Sharif University of Technology in Tehran, Iran, as well as a PhD in Mechanical Engineering from University of Maryland, where he was part of Center of Environmental Engineering (CEEE), Design Decision Support Lab (DDSL) and Institute of System Research (ISR).
Amir did his PhD research at University of Maryland in two fields – waste heat utilization and robust optimization , and he has over 17 years of industry experience in design and optimization of energy systems. As an energy engineer at the Petroleum Institute in Abu Dhabi UAE, he supported the waste heat utilization project of Abu Dhabi National Oil Company group companies. Amir also worked at Twitter enhancing their data centers’ energy consumption.
Beau is a member of the project management team where he is responsible for the implementation of contracted projects, including maintaining budgets and timelines. In the last four years, Beau has implemented over 50 projects in 15 states, including lighting, chiller plants, solar PV systems, and controls for publicly traded REITs and private equity firms, as well as government agencies including GSA, US Forest Service, and Customs and Border Protection.
Throughout his work experience prior to GreenGen, Beau was at Sustainable Oil Service, a zero-waste facility where he learned the fundamentals of how a truly sustainable business converts all waste streams into recycled products.
As a graduate of the University of Colorado’s highly touted environmental studies program, Beau is excited to continue his education and work experience in the sustainable energy field. Having spent the past four years in Boulder, Colorado, the country’s leader in environmental stewardship and consciousness, Beau has decided to devote his career path towards this field of work.
Chelsea oversees program management, financial operations, and project development at GreenGen. She is responsible for the project workflow and quality control for all of GreenGen’s assessments and solution designs. She assists with the evaluation of each client’s unique investment strategy and business plan to ensure that GreenGen’s proposed solutions and implementation strategy will maximize asset value and are consistent with the client’s asset and carbon objectives. Previously, Chelsea was responsible for performing facility audits and engineering energy saving solutions on behalf of GreenGen’s clients.
In the past, Chelsea worked in various aspects in the energy and sustainability field. From her experiences as a researcher in a chemical engineering lab developing organic solar cells to designing projects with architecture and engineering firms, she has been involved in both the technical and the design elements of sustainable energy.
Chelsea is a graduate of Yale University’s Environmental Engineering department, where she focused her studies on the intersection among human interactions, technology, and communication that is required to develop and implement sustainable practices effectively. As a culmination of her time on campus, Chelsea published her co-authored thesis on how change management was utilized to analyze and develop a solution for outdoor lighting systems on campus while engaging the student body to seek energy solutions of their own.
As a dual citizen of France and the United States, Chelsea was excited to intern for RFR Engineers in Paris, where she worked on an award-winning curtain wall system. This internship culminated in an AIA NYC showcase of the curtain wall for which she developed the design to display the system’s adaptability to various climates and worked on the engineering of the integrated PV panels.
As the Director of Marketing at GreenGen, Katie is responsible for the strategy and execution of marketing initiatives to elevate brand awareness, support client relationships, assess market trends, and inspire action using the power of storytelling to help clients Operate in the Green®.
With a decade of experience in climate and energy technology, Katie is passionate about advancing a net-zero carbon future across the built environment through aligning sustainability with profitability. Prior to GreenGen, she was the Director of Marketing, Brand and Communications for an energy optimization technology company delivering energy management solutions and grid services to commercial businesses and utilities. She oversaw brand management, PR, messaging, thought leadership, content development, internal and external communications as well as investor relations.
Katie holds a Bachelor of Science from the George Mason University School of Business with a concentration in marketing. She is a long-time lacrosse lover, travel enthusiast, and avid fan of all things Baltimore sports.
Mandy Lam is the Vice President of Finance for Green Generation and is responsible for the development of GreenGen’s financial management strategy. Her role includes management of the Company’s accounting compliance and reporting process, implementing appropriate systems of internal control, accounting standards, policies and procedures, and supporting its internal finance functions.
Mandy is also responsible for the preparation of financial models and forecasts, budgets, and budget analysis. She coordinates with executives and project managers for operations and budget process support, and she communicates and implements stretch targets to ensure continued alignment of the Company’s objectives and improved performance. Mandy is a member of GreenGen’s Executive Committee.
Prior to joining Green Generation, Mandy was a senior manager at Snyder Cohn, a mid-sized public accounting firm. She has over 14 years of experience serving companies across a variety of industries, including technology, hospitality, professional services, real estate, private equity funds, and nonprofit. Mandy played an integral role in the firm’s auditing and advisory department. She worked directly with business owners and financial executives to advise on technical accounting and tax matters, assist in special projects, and consult with business affairs. Mandy was a member of the firm’s Quality Control Committee.
Mandy is a Certified Public Accountant and a member of the AICPA and GWSCPA. She received a Bachelor of Science in Accounting from the University of Maryland. She is the Treasurer and a board member of SEEC, a nonprofit agency that supports people with intellectual and developmental disabilities to live lives of their choosing.
Rick is the GreenGen lead for all public sector business. Rick also oversees and has responsibility for all aspects of project implementation. He leads a team of project and construction managers that carry out all of our client projects, using GreenGen’s processes and procedures. Rick also develops and manages project procedures and related forms and documents, and implements recommended procedural changes to establish, maintain, and improve solid processes to execute GreenGen’s projects. Rick is a member of GreenGen’s Executive Committee.
Prior to joining GreenGen, Rick spent five years at Femme Comp Inc. (FCI), six years at Siemens, and over 25 years as an Army Signal Corps Officer. While at FCI, Rick directly supported numerous DOD agencies (OSD, DISA and Army) in Systems Engineering, Program Management, Program and Budget analysis and System Architecture.
At Siemens, Rick was responsible for capturing and program managing a major contract with the Army for base communication infrastructure modernization for bases around the world. Rick later assumed responsibilities for all Infrastructure Solutions delivery for Siemens Government Services, adding prime ESPC contracts with DOE and GSA, gate security, and maintenance services with the Army, as well as GSA Schedule sales and delivery.
Rick’s Army career included numerous leadership positions providing communications and IT support to major Army, Joint and Combined (with Allied) headquarters in Germany, Korea, and Belgium. Rick’s nominative staff assignments included the Defense Communications Agency, the Joint Chiefs of Staff, the National Reconnaissance Office, and the Army Staff. He deployed communications support to UN Peacekeeping operations in former Yugoslavia as well as Operation Support Hope – refugee relief operations in and around Rwanda.
Rick has a B.S. in Engineering from the U.S. Military Academy; an M.S. Electrical Engineering, AF Institute of Technology and an M.A. (eq) in National Security Strategy, US Army War College in Carlisle PA. He is also a certified Project Management Professional (PMP).
Robert is Director, Europe, and is based out of GreenGen’s London office. He supports GreenGen’s European operations, providing development and implementation of a full range of bespoke energy, water, and carbon reduction solutions for GreenGen’s commercial real estate clients in Europe. Robert is a member of GreenGen’s Technology Review Committee.
Robert has over 10 years of experience over a broad range of energy efficiency projects, including building services, renewable energy, smart controls, district heating, and due diligence. He has experience developing solutions across all sectors; including government, major utilities, corporates, and real estate.
Prior to joining GreenGen Robert was Technical Lead for the Building Research Establishment (BRE) where he led the Strategic Advisory Energy Team. During his time at BRE, Robert led and delivered a range of projects, around sustainability and carbon strategy, commercial energy efficiency, national energy policy, market insight and PropTech, as well as numerous other energy efficiency and research projects.
Robert received a Bachelor of Science (Honours) in Physics with Theoretical Astrophysics from the University of Nottingham. He is a certified ESOS assessor, Passivhaus consultant, and BREEAM AP.
Chet Culver served as the 41st governor of Iowa from 2007 to 2011 and was instrumental in implementing the state’s initiatives in sustainability and renewable energy. His signature initiatives were the creation of the Iowa Office of Energy Independence and the Iowa Power Fund, a $100 million investment by the state in public–private partnerships for renewable energy projects and job growth. The Power Fund helped turn Iowa’s wind market into the nation’s second largest, making Iowa a model for the country. Chet also served as chairman of the bipartisan Governors’ Wind Energy and Biofuels Coalitions. In 2011, he founded The Chet Culver Group, a renewable energy and infrastructure consultancy, where he serves as president and CEO.
As Senior Advisor, John works with GreenGen to develop, shape, and close ESPC business using GSA Schedule 84 and other contract vehicles, focusing primarily on public sector facilities.
Previously, John was Vice President for Government Affairs and Solutions at Philips Lighting where he worked with a team across federal, state, and local governments on public policy issues and procurement opportunities. Prior to joining Philips, John held a similar position at Siemens where he helped start up their government business development program. John served as Regional Administrator of the Southwest for the United States General Administration (GSA) during the Clinton administration and was Executive Director of the Texas General Services Commission under then Governor Ann Richards. He began his career as an attorney in private practice in Dallas.
John graduated from the University of Texas in Austin with a degree in Government and the University of Houston with a law (JD) degree.
As Senior Advisor, Dominic has been supporting GreenGen’s healthy building strategies, particularly in response to COVID-19. Dominic’s career has been devoted to urban planning issues involving real estate, sustainability, technology, and public health. And through this expertise, he’s been helping organizations develop and scale solutions to systemic challenges.
Prior to GreenGen, Dominic worked for the International WELL Building Institute (IWBI), where he was a founding member of the team that led the company’s expansion to 60 countries in five years. It was in this role that Dominic led relationships with business leaders and government agencies as well as non-profits and NGOs to encourage healthy and sustainable building practices and integrate related metrics into public policy, corporate social responsibility, and impact investing frameworks. During this time, Dominic was also instrumental in advancing collaborations with the United Nations, World Economic Forum, Enterprise Community Partners, U.S. Chamber of Commerce, and U.S. Conference of Mayors. Prior to IWBI, Dominic worked for IWBI’s parent company, Delos, creating global alliances to place wellness at the center of building technology and design. Earlier in his career, Dominic worked for real estate consultancy, Weitzman Associates, Lane4 Property Group, and the U.S. Environmental Protection Agency.
Dominic is a graduate of Kansas State University, where he earned a master’s degree in regional and community planning. He serves on the board of New York’s Design Trust for Public Space as well as The Public Theater’s Young Partner Board. An active member of the Urban Land Institute, Dominic serves as Executive Co-Chair of ULI New York’s Young Leaders Group and as Vice Chair of ULI’s national Public-Private Partnerships Council. He is a member of the MoMA Contemporary Arts Council, Municipal Art Society, and ACE Mentor through which he mentors local high school students interested in architecture, construction, and engineering. Dominic was recognized by Crain’s New York Business in July 2020 as a Rising Star in Real Estate.
